Are these guides written for UK homeowners?

Yes. Every checklist, workbook and spreadsheet is written for UK homeowners and reflects how UK building, landscaping, patio, extension and renovation projects are quoted in practice. The guides cover VAT, stage payments, provisional sums, building control, planning considerations, common exclusions and the red flag wording that often hides inside a builder's quote.

Do I need any building experience to use them?

No. The packs are written in plain English for UK homeowners who may never have managed building work before. They walk you through what to check on a builder quote, which renovation costs are commonly missed, how a sensible payment schedule should look, and the red flags worth raising before you sign anything or pay a deposit.

How do I receive my download?

After purchase, you'll receive an email with a secure download link for your PDFs and, where included, your editable spreadsheet. The free builder quote checklist is delivered to your inbox as soon as you confirm your email address — no account needed.

Can I print the workbooks and use them in builder meetings?

Yes. The PDFs are designed to print at A4 and be used at the kitchen table, in builder meetings, while comparing quotes line-by-line, or alongside your renovation budget. Many UK homeowners print one copy for themselves and one to walk through with their builder.

Will this help me spot red flags and provisional sums in a quote?

Yes. The packs flag the most common red flags in UK building quotes — vague scope, large up-front deposits, missing VAT, undefined provisional sums, front-loaded payment schedules and 'extras' wording — and show you the questions to ask before you accept. The aim is a clear, like-for-like comparison so the cheapest quote isn't quietly the dearest.

Is this a replacement for professional advice?

No. The Builder's Brief UK provides practical homeowner guidance based on real UK trade experience. It helps you understand what to ask about scope, VAT, payment schedules, provisional sums and red flags before starting work, but it is not legal, financial, architectural, structural engineering, planning or building-control advice. Always seek guidance from suitably qualified professionals where required.

What is your refund policy?

If you experience a technical issue accessing your files, please contact us within 14 days of purchase and we will put it right or refund your order. Change-of-mind refunds are handled by our payment provider, Paddle, under their buyer terms. Will the packs work for landscaping and patios as well as extensions?

Yes. The checklists and workbooks are written to help with building, landscaping, patios, decking, garage conversions, renovations, extensions and similar home improvement projects. They are most useful where a homeowner is comparing quotes, checking what is included, planning costs or preparing before work starts.

Do I need the spreadsheet, or just the PDF?

The PDF guides are best for reading, printing and working through checklists. The spreadsheet is useful if you want to track real numbers as your project moves along, including estimated costs, actual costs, payment stages, variations and snagging items. The Renovation Budget Planner and Complete Homeowner Project Pack include the editable spreadsheet. The other packs are PDF only.

Can I share a pack with my builder?

Yes, you can use the packs to help structure your conversations with your builder. Many of the questions are designed to make things clearer for both sides, not to catch anyone out. Please do not share, resell, upload or distribute the digital files publicly. They are provided for your own personal project use.
