2. Check they've done similar work nearby
A builder who does mostly new-build estates may not be the right fit for a Suffolk barn conversion or a Victorian terrace in Cambridge. Ask for two or three examples of similar projects in the region, ideally with addresses you can drive past.
3. Look at the paperwork, not just the personality
- Company registration or sole trader details
- Public liability insurance (£2m+ is normal)

4. Account for local ground and access

5. Be realistic about lead times
In this region, a reputable builder is often booked 3–9 months out. Treat "I can start Monday" as a question, not a feature. Ask why they have a gap.
